NLU Birdhouse: Upstairs

Located 100 yards from the 1st green at renowned Sweetens Cove Golf Club, No Laying Up has created the perfect getaway for avid golfers. The Birdhouse is a  six bedroom ranch-style house perched high above the golf course and is perfect for large groups looking to stay and play golf at one of America's most unique golf destinations.

Within The Birdhouse, patrons will find plenty of space to rest, relax, and enjoy time with friends and family after a great day of golf. The house places an emphasis on comfort and function but was also designed as a real world extension of No Laying Up's community of avid golfers. Upstairs, each room is designed by a different member of No Laying Up to spark some cheap laughs and but also create a sense of familiarity. There are eight individual beds upstairs. 

Outside the house, architect Rob Collins, the co-designer of Sweetens Cove, has created "the 10th hole" a teebox measuring 110 yards to the center of no. 1 green to give visitors a chance to play a little bit of "bonus golf" while hanging out on the laid back front deck overlooking the course. 

The basement of The Birdhouse has two additional guest rooms, and "Horace's Place," a man cave named honoring Horace, the longtime owner of the house. Horace watched the entire transformation from Sequatchie Valley GC to Sweetens Cove play out in real time from his front porch. The basement unit rents separately and offers six individual beds. 

Important Information Regarding Courses Passes and Booking Policies:

If you would like to book both units concurrently please submit a booking request for each one individually (unfortunately there's no way to book both with one click). Please reach out to birdhouse@nolayingup.com and we're happy to answer any questions or assist with any issues.

Booking Passes for the Course

Groups booking the house for 2027 dates in the early booking window (which opens October 22nd, 2026 at 6pm eastern and closes November 15, 2026 at 6pm eastern) are guaranteed passes for all dates of your 2027 reservation that the course is open. Please confirm that the course is open on your desired dates and adjust accordingly. If your booking is accepted you'll receive a confirmation. At the end of this window, we'll get a list of reservations over to the course and you'll receive a link to book your course passes and put down your deposit for passes. After that, passes will open to the general public (i.e. those who have not booked lodging) in early November. If you have any questions about passes or events CALL THE SHED: (423)-280-9692, and they will do what they can answer questions as they arise.

For open dates for the remainder of 2026, all guests need to visit Sweetens Cove website to book tee times and all day passes through the course. Please ensure you have this sorted before you book the house as we are not able to arrange passes after the fact.

We'll work with guests in the event of closure of Sweetens Golf Club due to TVA flooding to come up with rainchecks and rescheduling. This happens sometimes and it's just the nature of the beast at Sweetens.
