The house is comprised of two different units, upstairs and downstairs, that can be rented either separate or together. The upstairs caters to larger groups and features four bedrooms, two full bathrooms, one half bathroom, and comfortably sleeps eight guests. There are two large couches and an air mattress, that can flex the accommodations up to ten guests.

While the upstairs unit is more of a "C-Suite" luxury experience, the downstairs is more on the rustic "Strapped" side of the budget. We're continually making improvements to the downstairs unit (recently installed new refrigerator, microwave and dryer, as well as a large bar in the main room) but keep in mind that it is definitely a more basic experience down there. The downstairs unit is perfect for smaller, budget-conscious groups and comfortably sleeps six guests between two bedrooms. We do not allow groups larger than six downstairs.

Outside the house, architect Rob Collins, the co-designer of Sweetens Cove, created the "10th hole" tee box. Now known as the famed "Yard Hole" template, the one-shotter measures 118 yards to the center of the first green at Sweetens and gives visitors a chance to play a little bit of bonus golf while hanging out on the laid back front deck overlooking the course. Combined with an all day or half day golf pass from Sweetens Cove, guests can enjoy a unique 'golf in/golf out' experience at the Birdhouse!

**Due to previous issues with ballmarks and trash, the course does not allow the use of glowballs (nor any other balls) from the 10th tee at night.**

Important Information Regarding Courses Passes and Booking Policies:

If you would like to book both units concurrently please submit a booking request for each one individually (unfortunately there's no way to book both with one click). Please reach out to birdhouse@nolayingup.com and we're happy to answer any questions or assist with any issues. Thanks!

Booking Passes for the Course

Groups booking the house for 2025 dates in the early booking window (September 27, 2024 to November 4, 2024) are guaranteed passes for all dates of your reservation. At the end of this window, we'll get a list of reservations over to the course and you'll receive a link to book your course passes. On November 5, passes will open to the general public and those who have not booked lodging. If you have any questions about passes or events CALL THE SHED: (423)-280-9692, and they will do what they can answer questions as they arise.

For open dates for the remainder of 2024, all guests need to visit Sweetens Cove website to book tee times and all day passes through the course. Please ensure you have this sorted before you book with us!

We'll work with guests in the event of closure of Sweetens Golf Club due to TVA flooding to come up with rainchecks and rescheduling.

2025 Course Schedule is front and center on the main Birdhouse page and in the photos below.

The course is closed on Mondays, unless otherwise noted. In addition, dates in red below the course is closed to the public, either for maintenance or a private event. Dates in yellow are event days that are open to the public, so just bear that in mind when booking as you'll need to sign up for the event instead of getting passes like usual.
